Individual slate replacement: $45–$120 per slate installed. Section repair (10–20 slates): $1,500–$3,500. Full slate roof replacement: $35,000–$80,000+ for an average single-family home. Synthetic slate replacement: $15,000–$35,000.
How long does a slate roof last?
Natural slate: 75–150 years depending on quarry source. Vermont and Buckingham slate are the longest-lived. The flashing usually fails first (60–80 years) and needs replacement long before the slate itself.
Should I replace my slate roof with synthetic?
Synthetic slate (EcoStar, Davinci, GAF TruSlate) costs about half of natural slate, weighs much less (no structural reinforcement needed), and lasts 50+ years. It's the right answer when natural slate is too expensive, the structure can't handle the weight, or it's in a non-historic district. We never recommend synthetic for landmark-district properties.
My slate roof has slates falling off — is it failing?
Often it's just nail rot — old galvanized nails rust through and slates slip. We replace with copper nails (which match slate lifespan) and reinstall slipped slates. The slate itself may have decades of life left.
