No materials — this is a pure inspection service. We use OSHA-compliant safety equipment, hook ladders for steep slate, drones for inaccessible areas, and moisture meters where needed.
Is your roof inspection really free?
Yes — completely free for owner-occupied homes in NYC, Long Island, and Westchester. No obligation to hire us, no high-pressure sales. We earn business by being honest, not by tricking you into work you don't need.
How long does a roof inspection take?
Typically 30–60 minutes on a single-family home, depending on roof complexity. Larger or steeper roofs may take longer. Multi-family or commercial properties: 1–3 hours.
Can you do a pre-purchase roof inspection?
Yes — and this is one of our most-requested services. Buyers spend $300,000–$2M on a home but skip getting the roof properly assessed. We provide a written report you can use in your purchase negotiation. Cost: usually free if you're local; may charge nominal fee for properties outside our service area.
Will my home insurance require a roof inspection?
Many NY insurers now require periodic roof inspections, especially on roofs 15+ years old. We provide insurance-acceptable written reports with photos.
How often should I get my roof inspected?
Annually — ideally each spring after winter snow and ice. Plus after any major storm, before/after buying or selling, and every 5 years even on a roof that seems fine. Small problems caught early save 10x the cost of fixing them after they grow.
What's included in your written report?
Property address and inspection date, roof type and estimated age, slope-by-slope photo documentation, condition assessment (excellent / good / fair / poor / failing), remaining lifespan estimate, list of any current issues, list of any future-attention items, recommended next steps.
