EIFS (synthetic stucco) is lighter, has better insulation value, costs less to install — but is more prone to water damage if poorly installed and dents easily. For most NYC residential, we recommend traditional stucco.
Why is my stucco cracking?
Causes: (1) building settlement, (2) thermal expansion/contraction, (3) failed waterproofing letting water behind stucco, (4) impact damage, (5) old age. Hairline cracks are usually cosmetic. Wider cracks (>1/8") indicate movement and must be properly addressed.
