How much does stucco repair cost in NYC?
Small crack repair: $200–$800 per area. Medium patch repair (a few sq ft): $500–$2,500. Full re-stucco of an elevation: $8–$15 per square foot. EIFS repair: $10–$22 per sq ft. We provide written itemized estimates after on-site inspection.
Traditional stucco vs EIFS — which should I choose?
Traditional 3-coat cement stucco is more durable (50+ year lifespan), more impact-resistant, looks more authentic. EIFS (synthetic stucco) is lighter, has better insulation value, costs less to install — but is more prone to water damage if poorly installed and dents easily. For most NYC residential, we recommend traditional stucco.
Why is my stucco cracking?
Causes: (1) building settlement, (2) thermal expansion/contraction, (3) failed waterproofing letting water behind stucco, (4) impact damage, (5) old age. Hairline cracks are usually cosmetic. Wider cracks (>1/8") indicate movement and must be properly addressed.
Can stucco be color-matched?
Yes — we can match existing stucco color and texture for repair patches. Perfect matches are difficult on aged stucco (color fades over time). For best appearance on visible elevations, we sometimes recommend a full elevation refresh.
Do you handle stucco for Local Law 11?
Yes — we handle the stucco component of Local Law 11 (FISP) compliance for buildings 6+ stories. We coordinate with the QEWI engineer and provide all required documentation.
Can I paint over stucco?
Yes — but specialized masonry/stucco paint is required (latex won't adhere properly long-term). Better option: have us apply a new colored finish coat that becomes part of the stucco rather than a coating that can fail.
How long does stucco last?
Properly installed traditional 3-coat cement stucco: 50–80 years. EIFS: 25–40 years. Surface finish coat: 15–25 years before color refresh needed.
Do you do stucco on new construction?
Yes — full new-construction stucco installation including substrate prep, lath, three-coat application, and finish. We coordinate with general contractors on timeline.
