Roof Coatings (Silicone & Acrylic)

Silicone & Acrylic Roof Coatings in NYC

A roof coating is a liquid membrane applied over a clean, sound roof to seal small defects, reflect sunlight and add protection. Silicone and acrylic are the two most common choices. East NYC Roofing, in business 20 years, applies coatings on flat and low-slope roofs across the five boroughs, Nassau and Westchester, once the roof is confirmed a good candidate.

  • 20 years in business

Problems this solves

  • Aging flat roof with small cracks and worn surface
  • Hairline leaks at seams, fasteners and flashings
  • Roof surface that is chalking, faded or weathered
  • Top-floor apartments that overheat in summer
  • Metal roof with rust spots or loose fasteners
  • Ponding areas that wear the surface faster
  • Owners who want to postpone a full replacement
  • Patchwork repairs that have built up over the years
  • Need for a clean, uniform, seamless surface

Roof Coatings (Silicone & Acrylic) explained

Roof coatings are fluid-applied systems rolled or sprayed onto a prepared roof, curing into a seamless protective layer. Silicone coatings are known for handling standing water well and holding up to sun exposure. Acrylic coatings are water-based, reflective and generally easier to apply, but are not meant to sit under constant ponding. Coatings can be used on many surfaces, including modified bitumen, single-ply membranes, metal and built-up roofs. They are best on roofs that are structurally sound and dry. A coating is not a fix for saturated insulation or a failed roof, so we inspect and test before recommending it.

Options and materials

Silicone coating

A durable, flexible coating that tolerates ponding water and strong sun. A frequent choice for flat roofs with slow-draining areas.

Acrylic coating

A water-based, reflective coating that is usually simple to apply and clean up. Best on roofs that drain well and do not hold standing water.

Reinforced coating system

Fabric or mesh embedded in the base coat to bridge seams and cracks and strengthen weak areas before topcoats go on.

Metal roof restoration

Cleaning, rust treatment, fastener sealing and coating to extend the life of a sound metal roof.

Spot repairs before coating

Replacing wet insulation, re-flashing and sealing penetrations so the coating goes over a solid base.

Our process

  1. Inspect and moisture testWe check membrane condition, adhesion and for wet insulation. If the roof is too far gone, we will recommend replacement instead.
  2. Written estimateYou receive a free written estimate describing the coating type, number of coats, preparation scope and expected maintenance.
  3. Clean and prepareThe roof is power washed or cleaned, loose material is removed, and rust or damaged areas are treated.
  4. Repairs and reinforcementSeams, flashings and penetrations are repaired and reinforced with fabric and sealant where needed.
  5. Apply coatingThe primer, where required, and coating are applied in the specified coats and thickness, with curing time allowed between coats.
  6. Final reviewWe inspect the finished surface, photograph the work and explain recoating timelines and routine care.

What affects the price

Roof condition

A clean, sound roof needs little prep. Heavy repairs, rust treatment or wet insulation replacement increase labor and materials.

Coating type

Silicone and acrylic differ in material cost, number of coats and how they handle ponding water.

Thickness and coats

More coats or a thicker build increases material use and application time, and affects the protection provided.

Roof size and details

Many penetrations, curbs and parapets mean more detail work than a wide, open roof.

Surface type

Metal, bitumen and single-ply surfaces each need different primers and preparation.

Access and weather

Coatings need dry conditions to cure. Scheduling around weather and building access can influence the timeline.

Getting a price

Because these factors change from roof to roof, we don't publish one-size-fits-all prices. We inspect your roof for free and give you a written, itemized estimate before any work starts.

Frequently asked questions

Can a coating stop my roof from leaking?
If leaks come from small cracks, worn seams or loose flashings in an otherwise sound roof, a reinforced coating can seal them. If the insulation is wet or the membrane has failed widely, a coating will not fix that and replacement is the better investment.
Silicone or acrylic: which is better?
Silicone generally handles ponding water better, while acrylic is water-based, reflective and easy to apply on well-draining roofs. The best choice depends on drainage, the existing surface and your goals. We recommend after inspecting the roof.
How long does a coating last?
Service life depends on coating type, thickness, roof condition and exposure. Coatings are typically maintained and recoated over time. We explain realistic expectations and recoating intervals for your roof rather than promising a fixed number.
Will a reflective coating cool my building?
A reflective surface absorbs less solar heat, which can lower roof temperatures and reduce load on top-floor cooling. Results vary with insulation and building use, so we describe the benefit in general terms and do not guarantee specific savings.
Can any roof be coated?
No. The roof should be dry, well attached and structurally sound. Roofs with saturated insulation, many layers or widespread failure are poor candidates. We test and tell you honestly if coating is not the right fit.
Does a coating need a permit?
Requirements depend on the scope and building. Coating work may be treated differently from roof replacement, and co-op or condo boards may have their own rules. We check what applies before starting.
