What is the NYC CoolRoofs program?
NYC CoolRoofs is a free city program that coats roofs with white reflective coating on eligible buildings — typically affordable housing, nonprofits, and income-qualified properties. It reduces heat island effect, lowers tenant AC costs, and extends roof life. We're a participating contractor and help building owners apply.
How much does a cool roof coating cost?
Silicone (best long-term, ponding-water rated): $3.50–$5.50/sq ft. Acrylic: $2.50–$4/sq ft. Two-coat elastomeric: $3–$5/sq ft. About 30–50% the cost of full roof replacement.
How much will I save on AC bills with a cool roof?
NYC studies show 15–25% AC cost reduction for buildings with white reflective roofs. Top-floor units see the biggest savings. Combined with proper attic insulation, savings can reach 30%.
Will a cool roof help me get tax credits?
Some cool roof systems qualify for the federal Energy Efficient Home Improvement Credit (up to $1,200/year). Commercial buildings may qualify for the Section 179D tax deduction. We provide manufacturer documentation showing system performance specs.
How long does a white roof coating last?
Silicone: 15–20 years. Acrylic: 7–12 years. Both can be re-coated indefinitely without removing existing coating, so the system can theoretically last forever with periodic re-coating.
Will dirt and pollen turn my white roof gray quickly?
Yes — within 6–12 months. The reflectivity drops 10–20% from new condition. However, even a dirty white roof reflects much more heat than a black roof. Most cool roof systems can be re-coated periodically to refresh reflectivity.
