  • Cracked, chipped or missing stone or precast sections
  • Metal coping with loose seams, dents or rust

Coping & Parapet Cap Repair explained

Coping is the top cover of a parapet wall. It is built from stone, precast concrete, terra cotta or formed metal, and its job is to keep rain and snowmelt from soaking into the masonry. Water most often gets in through open joints, cracked pieces, or missing or failed flashing under the cap. Coping repair is different from general parapet wall repair, which deals with the wall itself: it focuses on the cap, its joints, anchors and the flashing beneath. Depending on condition, work ranges from resealing joints to resetting stones, replacing sections or installing new metal coping with proper drip edges.

Options and materials

Stone coping reset and repair

Lifting loose stones, cleaning the bed, re-setting them in mortar with proper flashing beneath, and repointing the joints.

Precast coping repair or replacement

Repairing cracked precast sections or replacing damaged units, with new joint sealant and anchors where needed.

Metal coping installation

Formed metal caps with concealed cleats, sealed seams and drip edges, installed over a sound parapet to shed water cleanly.

Joint resealing

Removing failed sealant or mortar from coping joints and installing new compatible materials to stop water entry.

Flashing under coping

Adding or replacing a waterproof layer beneath the cap and tying it into the roof membrane so water cannot reach the wall.

  6. Tie into the roofWe connect the flashing to the roof membrane, clean up and document the finished work with photos.

What affects the price

Coping material

Natural stone, precast and metal differ in material cost, weight and the labor needed to cut, set or form them.

Extent of damage

Resealing joints costs less than resetting stones, and replacing cracked pieces adds material and fabrication time.

Length of parapet

Longer runs and many corners and returns increase the amount of material and labor involved.

Access method

Work from the roof is simpler than work requiring scaffold, swing stage or sidewalk protection on a street-facing facade.

Underlying wall condition

Deteriorated brick or mortar at the top of the wall must be repaired before coping can be re-set properly.

Permits and filings

Facade-adjacent work can involve DOB requirements or landmark review, which affects scheduling and coordination.

Frequently asked questions

What is the difference between coping repair and parapet wall repair?
Coping is the cap on top of the wall, while parapet wall repair addresses the masonry body, such as bricks, mortar and wall flashing. They are related, and leaks often involve both. We inspect the whole parapet and tell you which parts need work.
Why do coping stones leak?
Usually water gets through open joints, cracks or failed flashing beneath the stones. Freeze and thaw cycles then widen the gaps. Sealing joints without addressing missing flashing or loose pieces tends to be a short-lived fix.
Can loose coping stones be reset?
Often yes. We lift the stones, clean out the bed, add flashing, and reset them with fresh mortar. Cracked or badly worn pieces may need replacing. Safety first: loose stones above a sidewalk should be secured promptly.
Should I replace stone coping with metal?
Metal coping can be lighter and simpler to install, but on buildings with historic or architectural character, matching stone or precast may be preferred or required. We discuss options and any landmark considerations during the estimate.
Does this work need scaffolding?
It depends on the building. Many repairs can be done from the roof, while street-facing or taller facades may need scaffold, a suspended stage or sidewalk protection. We explain the access plan in the written estimate.
Do I need permits for coping work?
Work at the building edge can involve NYC Department of Buildings requirements, and landmark buildings or co-op and condo boards may add review steps. Requirements vary by building. We check what applies before scheduling.
